Now it makes even more sense to open your business in Downtown following the approval of a new Downtown Office Incentive Program. It's all part of efforts to bring in fresh companies and boost foot traffic for local businesses. Here's how it works: 

Program Highlights

  1. Free Parking for Two Years
    Qualifying new office tenants are eligible for up to two years of free monthly parking for your employees at four City-owned parking garages. This helps your team access convenient parking at no cost during the critical first years.

  2. Business Tax Exemption
    Qualifying new office tenants can receive a 100% exemption from the City’s Business Tax for the first two years.

Who Can Apply?

  • New office tenants or owner-occupiers moving into Downtown San José.
  • Minimum office size of 2,500 square feet.
  • Minimum four-year commitment.
  • Qualifying office uses include general office, research and development, administrative offices, and financial services. (Click here for information on retail incentives.)

How It Works

  • Sign a Lease or Buy a Property – Secure your new office space in Downtown San José starting from Jan. 1, 2025 through Dec. 31, 2026.
  • Apply – Submit your application for the Business Tax exemption and parking program (opens Jan. 1, 2025).
  • Save – Enjoy up to two years of tax-free business operations and free parking.
